Privacy policy

Pre-launch notice: this policy is pending review by legal counsel before public launch.
1. Data we collect
- Account data: email, full name, role (renter/landlord), password (hashed by Supabase Auth — we never see the plaintext).
- Listing data (landlords): property address, rent, photos, descriptions.
- Application data (renters): profile fields you choose to share with landlords.
- Usage data: pages viewed, listings saved, messages sent, IP, user-agent. Aggregated via Google Analytics 4.
2. How we use it
- Operate the marketplace and connect renters with landlords
- Send transactional emails (verification, alerts, replies)
- Detect fraud and abuse
- Improve the product (aggregated, non-identifying analytics)
3. Who sees your data
When you message a landlord or submit an application, the recipient sees what you send. Otherwise, your data is not shared with third parties except service providers strictly necessary to operate the Service (Supabase, Resend, Vercel, Google Analytics).
4. Your rights
You can access, correct, or delete your account from /edit-profile at any time. To delete your account entirely, use the "Delete account" option there. Deletion is permanent and removes your listings, applications, and messages.
5. Cookies
We use cookies to keep you logged in and to count visitors via Google Analytics. You can disable cookies in your browser, but the Service will not function correctly without session cookies.
6. Data retention
We retain account data while your account is active. Deleted accounts are wiped within 30 days. Aggregated analytics may be retained longer.
7. International transfer
Data is stored in Canada (Supabase ca-central-1) where possible. Some service providers (e.g., Google Analytics) operate in the US.
8. Children
The Service is not directed at children under 18.
9. Changes
We will post the updated policy here and email account holders of material changes.
